Raytown is located near Grandview, Independence, and Lee’s Summit, and sits just southeast of Kansas City. It’s about a 10–20 minute drive to different parts of the city, making it super convenient whether you're commuting or managing rentals. With a population of around 30,000 and two high schools, it’s a solid, stable community with long-term potential.

From an investing perspective, Raytown stands out for a few key reasons:

✅ Affordability – Back in 2021, the median home price was around $145,000. Today, it’s hovering in the low $200Ks. Prices have appreciated, yes—but Raytown still offers a much lower barrier to entry compared to nearby suburbs like Lee’s Summit.

✅ Property Age – A lot of the housing stock in Raytown was built between 1950–1970. While not new builds, they’re often in better structural shape and avoid some of the red flags you commonly see in early 1900s Kansas City homes (think knob-and-tube wiring, etc.).

Raytown isn’t the flashiest suburb, but it’s one that continues to make sense on paper and in practice—especially for long-term buy-and-hold investors.
