In this article, I'll dive into case studies analyzing different sections of KC, focusing on how traveling east and west reveals stark contrasts. For Part 1, we'll explore areas north of Emanuel Cleaver II Blvd, examining three pockets to illustrate these differences. Part 2 will shift south of the boulevard, stretching to Bannister Rd, where the variety shows. Using recent 2025 data on average days on market (DOM) and prices, let's uncover why local nuances can make or break your deal.
The first radius spans between Main St and Troost Ave—a 1-mile stretch traveling east and west. This pocket has seen a notable uptick in prices, with the area west of Troost benefiting from it's proximity to all the hubs.
We see strong DOM trends and steady prices here. With 78 sales over these 6 months, it's an active area—54 single-family homes and the rest condos or townhomes. Single families trade higher, pushing the average up, especially in a pocket near Main St where prices lean towards the expensive side. There is a mix of charming older homes and modern new builds.
The next radius runs from Troost Ave to Paseo Blvd, a 0.2-mile difference east and west. This area varies but has experienced a surge in rehabbed properties, as revitalization west of Troost spills over, migrating activity eastward.
DOM trends higher than the previous pocket, yet prices remain comparable, indicating lower demand despite similar street-level comparisons—people often prefer west of Troost. With only 21 sales in these 6 months, DOM and prices are scattered with limited data.
The final pocket for this part is Paseo Blvd to HWY 71, a 0.3-mile stretch east and west. Around the Paseo corridor, investors find a mix of appreciation and cash flow potential, being west of HWY 71 and close to downtown, shopping, and amenities.
This marks a big shift from the last pocket, with lower DOM suggesting desire but much lower prices at the high end. The area isn't comparable to farther west, and with only 21 sales in 6 months, data is scattered—yet it shows there's interest in this more affordable zone from home owners or investors.
Shifting south of Emanuel Cleaver II Blvd to Bannister Rd, these pockets are larger and include sought-after areas like Brookside, Waldo, and Armour Hills. When working with clients, this is often where we explore the most deals, thanks to greater variety and a range of strategies (turn key, BRRRs or flips).
The first radius here is between Wornall Rd and Troost Ave—a 1-mile stretch east and west. This includes premium, highly sought-after areas: Waldo and Santa Fe Hills to the south, Armour Hills and Brookside to the north. All are expensive, close to major KC amenities, and great places to invest or live.
DOM trends lower than the KC average, with steady price points above the city norm. With a whopping 286 sales in the past 6 months, it's a very busy area for buyers and sellers.
The next radius is Troost Ave to HWY 71—a 1.3-mile stretch east and west. This large area offers a variety of deals: Blue Hills subdivision to the north, Citadel, Blenheim, and the VA hospital in the middle, and Marlborough Heights to the south.
We see a shift in DOM and prices here, with 166 sales in 6 months making it another busy spot. This tends to be a good middle ground for investors, homeowners, and tenants—you're close to hot spots without the premium prices. That said, areas vary, so street-level analysis is key.
As we've seen through these case studies, block-by-block differences is not a catch phrase but truth. Kansas City is no different. It's not as simple as picking a random property, you need to understand the landscape. Traveling east and west reveals how revitalization, demand, and affordability create pockets of opportunity, from premium areas with quick sales to emerging zones with strong potential.
