Kansas City has many suburbs that make up the city. Independence is one you may have heard but it's a larger city with many zip codes that make it up.

Overall across the metro, we’re seeing steady appreciation, inventory that is holding strong (2.4 months supply), and a market that’s still moving across the board. Yes it's different than 2019-2023. Buyers are cautious, sellers are sitting longer, and not all areas are performing the same.

Independence is a perfect example of that.

At a glance it's a larger suburb but there is 4 high schools and multiple zip codes that encompass it. Each zip code varies, some are better for appreciation while others are more of a cash flowing play.

This week, I wanted to take a closer look at Independence, MO by breaking down zip code by zip code using current data, and adding some context around what I see in each of those zip codes. I do live in Independence so familiar with what's going on.

📍 64050 - Historic Area

Market Snapshot Active: 35 Pending: 42 Sold (last 90 days): 49 Average Price: $224,539 Days on Market: 39

What stands out: This zip tends to be one of the more investor-heavy pockets in Independence. You’ll see a mix of older housing stock, long-term rentals, and flip activity. The DOM is below the market average. Price is quite a bit below the Kansas City average but shows it's an investor geared zip. Block-by-block differences matter more here, there is still some meh spots.

Area snapshot: Median household income sits around the mid-$40Ks to mid-$50Ks. The Independence Square area continues to see gradual revitalization, bringing some attention back to certain pockets, but overall this remains a more variable market.

Best fit: BRRRs, turnkey rentals, and flips.

📍 64052 - Affordable / Workforce Housing

What stands out: Affordability is the main driver here. This zip tends to attract entry-level buyers and renters, which keeps demand high. Looking at the stats you can see the turnaround time on listings is quick. DOM is trending below the market average. The price is also well below showing the affordability. That said, this area does have variance in quality depending on where you are at.

Area snapshot: Median household income is similar to 64050, generally in the $45K–$55K range. This area is more stabilized with fewer major development projects, and demand is largely driven by price point.

Best fit: BRRRs, turnkey rentals, and flips.

📍 64053 - Cheapest Entry Point

What stands out: This is a smaller part of Independence with less overall transaction volume compared to the other zip codes. This is the cheapest part of Independence, you are on the West side. Since it is affordable there is constant demand for housing. That being said you do have to tread carefully. Look at each block and understand what you are buying.

Area snapshot: Median household income tends to fall in the $40K–$50K range. You are in close proximity to industrial and commercial corridors.

Best fit: BRRRs, turnkey rentals, and flips.

📍 64055 - Sought After Pocket

What stands out: This zip code has the highest volume compared to the others. It is sought after with it's affordability but also not being the cheapest zip code. There is constant demand for housing for home buyers or tenants, as an investor this is good for you. The area overall is well kept with newer housing stock compared to the other parts of Independence. With it's demand sometimes it's tough to cash flow on certain BRRR deals.

Area snapshot: Median household income is higher here, generally in the $65K–$80K range. Established neighborhoods, retail access, and amenities make this a more desirable area for buyers.

Best fit: Primary residences, light value-add deals, and flips.

📍 64056 - Growth & New Development

Market Snapshot Active: 34 Pending: 35 Sold (last 90 days): 49 Average Price: $284,975 Days on Market: 32

What stands out: This is one of my favorite areas in Independence. Fort Osage Schools drive constant demand for this zip code. There is also limited entry level homes available. The area has a lot of acreage and newer housing going up which continues to drive prices and rents. The DOM and price reflect this trend.

Area snapshot: Median household income is typically higher, around $80K–$95K. Newer housing stock and continued development give this area a boost.

Best fit: Long-term appreciation plays, light BRRRs, and flips.

📍 64057 - Newer Growth / Higher Price Point

Market Snapshot Active: 11 Pending: 20 Sold (last 90 days): 37 Average Price: $316,824 Days on Market: 18

What stands out: 64057 is the highest price compared to any of the other zip codes we looked at. This area is on the Eastern side of Independence. You’ll typically see newer housing stock, higher price points, and more owner-occupant demand compared to the Western zip codes. This area tends to appeal more to traditional buyers looking for suburban feel, schools, and amenities.

Area snapshot: Median household income is generally higher here, often in the $80K-$95K+ range. The area benefits from newer subdivisions, retail access, and proximity to major roads, which helps support long-term demand and resale value.

Best fit: Long-term holds, appreciation plays, and flips.

What This Means

Independence has a population of 122,000-125,000 people. This means there is a lot of variance. You need to understand what each area means and where they are at numbers wise.

Some zip codes are more investor-driven with stronger cash flow potential. Others offer more stability, higher income demographics, and stronger resale demand.

The mistake I see is treating them all the same.

Where you buy in Independence matters just as much as what you buy.
