The stats for July 2025 just came out. This is for the Heartland MLS which covers the Kansas City area and surrounding metros(Kansas & Missouri). According to the latest report, July brought a mix of steady growth, rising home prices, and an increase in available inventory. Here’s what you need to know if you’re watching the Kansas City market -
Closed sales were up slightly in July, reaching 3,648 homes sold—a 1.6% increase compared to the same month in 2024. Year-to-date, sales are also ahead by 2.1%, showing buyers are still active despite higher prices.
Average sales price jumped to $397,785, marking an 8.2% year-over-year increase. The median sales price rose to $337,890, up nearly 6%. Year-to-date figures paint a similar picture, with prices rising 7.4% compared to 2024. For sellers, this means demand is still pushing values upward. For buyers, it means there is no decrease or relief in prices.
Change in Inventory. One of the most notable changes this summer is the rise in inventory. Active listings climbed to 8,175 homes in July, a 10.6% increase from last year. The trend of inventory increasing is continuing. Buyers are gaining ground and sellers have to account for the increase in homes for sale when they are listing their property.
Days on market. On average, homes spent 35 days on the market, a 9.4% increase from July 2024. Sellers are also receiving slightly less of their asking price, averaging 97.9% (down from 98.6% last year).
What does this mean for you as a buyer? If you have been in the market for the last year or so you have seen the slow shift shown in these stats. The majority of areas and deals you can negotiate. That could mean a price reduction or closing costs but as a buyer you have leverage compared to a couple years ago. Not every time though. We are still seeing buyers having to compete in suburbs like Lee's Summit or Overland Park. It is important to understand and know the landscape of whatever sub market and strategy you are looking in. At the end of the day it takes consistently looking at deals, walking properties and making offers.
What does this mean for you as a seller? As a seller it's not been as easy compared to before. During 2019-2022 you could put a house up at higher price and it'd sell. Demand far out weighed the supply. During the last year or so that has shifted. As I said in the previous paragraph it is dependent on what sub market you are in. The majority of sellers need to price your home conservative, prepare the home to be ready for showings, expect to negotiate and ultimately know buyers are pickier. They have more options so can look at more properties. The day is gone to throw up homes without any effort and expect to sell quickly and at the price you want.
Where do I see the next few months? I foresee this trend continuing, inventory slowly increasing and prices still increasing. There are buyers looking but many are holding tight in their current scenarios. There are plenty of people that bought or refinanced during the 2019-2022 craziness that have dirt cheap rates. Personally I have a 3.1% and it's hard to trade it for a 5-6%+ rate. If someone has to move they will but many are holding tight. There is also people renting who can't afford to buy yet. They want to but can't swing the down payment or closing costs. Or their rent is cheaper than what a mortgage would be. People that need to sell or move will do that so the market will still be moving. Kansas City is affordable overall so that helps compared to other markets where they don't have that. One other thing that can change things is the interest rates. It seems close on the horizon for them to start decreasing them so that of course would have a spike in activity. Not something I would "bank" on when you are looking at deals but would be nice.
