Location matters, and not every neighborhood delivers the same returns or tenant pool. Rehab budgets are another pitfall—underestimating repair costs can turn a promising BRRR into a money pit. Have at least 1 itemized bid showing the scope of work. Finally, investors sometimes overestimate ARVs without pulling accurate comps, which can crush refinancing goals. Make sure to review have comps within .5 miles and 6 months of the subject property.

Kansas City is uniquely positioned for BRRR success. With affordable entry points, strong rents compared to purchase prices, and reliable appreciation, the fundamentals are all there. Investors have the chance to buy at a discount, renovate strategically, rent at solid rates, and then refinance to recycle capital.
